EUI vs. Platinum SLE: Strategic Energy Planning Under GM:2021

When existing building owners embark on a Green Mark certification journey, the immediate decision is rarely about architecture; it is about strategic energy pathways.

Under BCA’s Green Mark 2021 (GM:2021) scheme—especially the second edition, effective June 2024—Energy Efficiency is the only mandatory prerequisite. Projects cannot progress to optional sustainability badges (Resilience, Intelligence, Carbon) without meeting higher minimum energy performance levels.

For existing assets, this creates a crucial strategic fork in the road: Do you optimize your entire building’s Energy Use Intensity (EUI), or do you focus on achieving the coveted Super Low Energy (SLE) independent track?

Option A: Total Building EUI Pathway ($kWh/m^2/year$)

Option B: The SLE Track (Super Low Energy)

The SLE track is a separate, energy-efficiency-focused track within GM:2021. It can be pursued independently of, or in tandem with, a standard rating (e.g., GoldPLUS SLE, Platinum SLE).

When to Choose SLE Strategy:

The SLE designation requires achieving a minimum 60% energy improvement over 2005 levels. To secure maximum points, the focus is intensely technical: advanced chiller plant efficiency ($< 0.60\text{ kW/ton}$),severe fan power limitation ($W/CMH$), and integrating Renewable Energy on-site (solar PV). SLE buildings are increasingly mandatory for public sector buildings above 5,000m² and sites within the GLS programme.
