Linking BCA GM:2021 Data to Preferred Green Loan Rates and SGX Disclosures

In Singapore’s built environment, the definition of a “prime asset” is changing. Real estate is no longer valued solely by location; it is increasingly valued by its verifiable data infrastructure.

As SGX mandatory climate reporting requirements expand in 2026—touching Main Board listed issuers and potentially large non-listed companies—the ability to provide robust Scope 1 and Scope 2 emissions data is critical for corporate governance. Building energy efficiency data is Scope 2 data.

This regulatory pressure creates a powerful financial opportunity: leveraging that same data to tap into preferred financing rates through Green Loans and Sustainability-Linked Loans.

The Green Finance Advantage

Major banks in Singapore, incentivized by the Monetary Authority of Singapore’s (MAS) Green Finance Action Plan, offer preferential interest rates to borrowers who can prove environmental performance. Green Mark certification, particularly Platinum or SLE, acts as a primary verifier for green loan eligibility.

For listed REITs and listed commercial owners, linking your assets’ energy use intensity (EUI) reduction roadmap to sustainability performance targets (SPTs) in a Sustainability-Linked Loan can result in significant interest expense savings over the loan tenure.

The catch: Verifiable In-Operation Data

GM:2021 shifted the entire certification framework toward empirical “In-Operation” continuous data verification.A paper promise of design intent is no longer sufficient. Banks, second-party opinion (SPO) providers, and MAS require:

  • Continuous sub-metering (W.A.G.E.S data).

  • Verified operational energy data (kWh/m²/yr).

  • Verifiable $kW/ton$ system efficiency targets.

Without continuous monitoring, you cannot satisfy SGX disclosures, you cannot meet Mandatory Energy Improvement (MEI) mandates, and you cannot secure preferred green finance.

How to Close the Data Gap

At greenmark.sg, our role is to act as your technical data bridge. Our Green Mark Accredited Professionals (GMAPs) design and verify the W.A.G.E.S telemetry systems needed to feed real-time performance data into dynamic dashboards.

Furthermore, we assist building owners in leveraging the MAS Green and Sustainability-Linked Loan Grant Scheme (GSLS), which can co-fund up to S$125,000 of the advisory and assessment fees associated with developing your loan framework and securing SPO certification. We ensure your green infrastructure feeds your financial success.
