The Historical Disconnect

For years, the BCA Green Mark scheme was perceived primarily as a design and construction milestone. Developers strove to achieve “As-Built” certification, showcasing energy models and efficient equipment specifications on Day 1. The challenge today for facility managers and sustainability leads is that Green Mark is no longer static. Under the new GM:2021 framework, mandatory re-certification turns the spotlight from design intent onto verified operational performance.

The Problem: A Lack of Verified In-Operation Data

Companies are scrambling. When an auditor returns to a certified Gold or Platinum building after five years, they are not looking for the same theoretical energy models. They are looking for twelve consecutive months of raw utility bills,interval data from sub-meters, and trending logs of Indoor Air Quality (IAQ).

We frequently observe a massive data gap during re-certification audits. In many existing buildings, although high-efficiency equipment like chillers were installed, the monitoring systems to prove their continued performance were either never properly commissioned, have drifted out of calibration, or are completely siloed within dated proprietary building management systems (BMS).

• The Chiller Problem: Many chillers, particularly in buildings certified over five years ago, are not running at their rated operational design. Companies often lack the permanent instrumentation to verify their efficiency (e.g.,kW/RT). Without granular data, a company cannot prove its Energy Efficiency Pillar performance, risking significant point deductions or an overall downgrade.

• IEQ Verification: Snapshot data from a one-day IAQ audit used to suffice. Modern re-certification requires continuous trend data from a robust network of permanently deployed sensors to verify factors like CO2 concentration, particulate matter, and acoustic comfort over time.
